Naples Housing Market Sales Stay Strong in July as Inventory Tightens

The Naples-area housing market continued to show solid activity in July, with buyers taking advantage of available properties and closed sales running well ahead of last summer. At the same time, the number of homes available for purchase declined significantly, creating a tighter inventory environment even as new listings continued to enter the market.

There were 762 homes under contract in July, compared with 807 in July 2025, representing a 5.6% decline. The decrease in pending sales suggests that buyers are taking more time to evaluate properties and negotiate before committing to a purchase.


Sales Activity Remains Strong

July closed sales were one of the strongest indicators of continued demand. More properties sold than during the same month last year, suggesting that buyers remain active despite affordability and interest-rate challenges.

Pending sales, however, were somewhat softer. There were 762 homes under contract in July, compared with 807 in July 2025, representing a 5.6% decline. This may indicate that buyers are taking more time to evaluate properties, compare options and negotiate before moving forward.

Properties also took a little longer to sell than they did a year ago. That shift suggests a market where buyers have more time to make decisions, particularly when a property is not priced or positioned competitively. The average time a property remained on the market before selling also increased. Homes averaged 108 days on market, up from 101 days a year earlier, a 6.9% increase.

Inventory Continues to Tighten

Overall inventory was significantly lower than it was last summer, even though more new listings came onto the market. Active listings declined from 5,586 properties in July 2025 to 4,415 this year.

Single-family home inventory decreased 20.3%, from 2,725 to 2,171 properties. Condominium inventory declined 21.6%, from 2,861 to 2,244. This tells me that properties are continuing to sell at a meaningful pace and that new supply is not fully offsetting the homes leaving the market.

With inventory now at 5.8 months of supply, the Naples market remains relatively balanced, but the direction of inventory will be important to watch as the year progresses.

Prices Continue to Hold

The overall median sales price remained fairly steady compared with last July, pointing to a market that is neither experiencing a dramatic price surge nor a broad-based decline. The overall median closed price rose 2.6%, increasing from $575,000 in July 2025 to $590,000 this July.

There was, however, a noticeable difference between property types. Single-family home prices continued to show strength, while condominium prices were softer.

The single-family market posted a much stronger price increase. The median price for a single-family home reached $745,000, up 12.9% from $660,000 a year ago. The condominium market followed a different trajectory. The median condominium sale price declined 4.8%, from $420,000 to $400,000.

This difference suggests that buyers may find greater negotiating opportunities in the condominium segment, while demand for single-family homes continues to support higher prices.

Luxury Market Shows Significant Activity

The luxury segment also contributed to July’s activity, with particularly strong performance in areas such as Naples Beach and North Naples.

In the Naples Beach area, single-family closed sales increased 37.5% compared with July 2025, while the median closed price climbed 31.6%, reaching $2.5 million compared with $1.9 million last year. North Naples also experienced substantial growth. Single-family closed sales increased 11.1%, while the median closed price rose 46.2%, from $774,750 to $1,132,500.

Higher-end sales remained active during the summer, and some areas saw meaningful gains in both transaction activity and median prices. This suggests that demand at the upper end of the market remained active during a period when luxury transactions are typically less prominent.

Condominiums Offer More Options

The condominium market presents an interesting contrast.

While condominium prices were prices declined overall, sales activity increased considerably compared with last year. There were 326 condominium sales in July, compared with 275 a year earlier—an 18.5% increase.

Certain areas, including Naples Beach and North Naples, saw especially strong condominium sales activity. In the Naples Beach area, condominium closed sales increased 29.6%, while North Naples saw a 40% increase in condominium closings.

At the same time, prices in those areas declined, creating potentially more favorable conditions for buyers who are looking for condominium opportunities.

My Take

The July statistics tell me that the Naples market is active, but increasingly selective.

Sales are stronger than they were a year ago, new listings are increasing, and the overall median sales price remains relatively stable. At the same time, available inventory has contracted and properties are taking somewhat longer to sell.

From my perspective, sellers can benefit from the tighter inventory environment, but pricing accurately remains critical. For buyers, the increase in days on market and the softer condominium pricing may provide additional opportunities to evaluate properties and negotiate.

Overall, I see the Naples housing market moving toward a more balanced and sustainable pace rather than overheating or experiencing a dramatic slowdown. The combination of steady demand, solid sales, new listings and tighter inventory will be important to watch as we move through the rest of the year.
