As we step into the new year and the Naples season gains momentum, I wanted to share a clear look at where the market is right now—and what the most recent data (from November of 2025) is signaling as buyers and sellers re-enter with intention.
The close of 2025 didn’t bring a slowdown. It brought clarity.
After several years of rapid appreciation and low inventory, the Naples market spent much of last year recalibrating. By late 2025, that adjustment began to show results: more realistic pricing, healthier inventory levels, and renewed buyer confidence heading straight into season.
How We Enter 2026
The most recent market data (through November) offers a strong foundation for the months ahead:

Pending sales were up nearly 17% year over year, a leading indicator that buyer activity is accelerating as we enter peak season.

Closed sales increased almost 10%, with strength across both single-family homes and condominiums.

Inventory has returned to near pre-pandemic levels, giving buyers options and creating meaningful competition among listings.
At the same time, pricing softened modestly. Median prices dipped about 5% year over year, and November saw a notable number of price reductions. This wasn’t a sign of weakness—it was the market correcting after several years of aspirational pricing.
Simply put: homes priced and positioned correctly are selling. Those that aren’t… aren’t.

What the Data Is Really Telling Us
Naples hit a record median price early last year, and prices have gradually adjusted since. That shift reflects normalization, not distress.

Single-family homes experienced greater price adjustment, especially at higher price points.

Condos remained resilient, with stable pricing and steady demand.

Buyers are engaged—but more discerning.

Sellers who understand today’s market are being rewarded.
This is no longer a “test the market” environment. Strategy matters again.
What I’m Seeing as Season Begins
As January gets underway, I’m seeing:

Buyers returning with clearer expectations and stronger intent

Sellers becoming more proactive about pricing and presentation

Increased competition among listings, particularly in January and February

Strong opportunities in select neighborhoods and new construction, where pricing has adjusted
For sellers, the message is simple: how you enter the market matters more than ever.
For buyers, this is one of the most balanced and opportunity-rich environments we’ve seen in years.
Looking Ahead
The foundation for 2026 is solid. Inventory is balanced. Momentum is building. And Naples continues to attract buyers driven by lifestyle, not speculation.
