Naples entered the summer with remarkable momentum. June delivered one of the strongest performances we’ve seen in the past five years, with closed sales up 16.5% over last year and pending sales climbing nearly 15%. More importantly, these aren’t isolated numbers—they’re part of a trend that’s been building all year. Buyer demand remains strong, inventory continues to tighten, and Naples is once again proving why it’s one of the most resilient luxury real estate markets in the country.

Buyers Are Still Buying, and They’re Buying Smarter

Today’s buyers aren’t rushing into decisions like they did a few years ago. They’re taking their time, comparing options, negotiating strategically, and waiting for the right opportunity.

But when the right property comes along, they’re acting.

That’s exactly what June’s numbers reflect. Many of the buyers who spent the winter evaluating the market are now closing on purchases, creating one of the busiest early summers Naples has experienced in recent memory.

Inventory Is Shrinking Again

One of the biggest stories this month isn’t sales—it’s supply.

Inventory has fallen more than 23% from a year ago, leaving just 4,741 homes on the market. Months of inventory have also dropped significantly, moving from 9.7 months to 6.3 months.

At the same time, fewer homeowners are listing their properties. New listings were down nearly 10% in June and continue to trail last year’s pace.

This matters because inventory remains the single biggest factor supporting home values.

While many Florida markets are seeing inventory build dramatically, Naples continues to move in the opposite direction. Buyers still have choices, but the market isn’t becoming oversupplied—and that’s helping values remain remarkably stable.

Luxury Continues to Lead

Naples has always been driven by lifestyle as much as real estate, and nowhere is that more evident than in the luxury market.

High-end properties continue to attract buyers from across the country, with demand remaining exceptionally strong for waterfront homes, newer construction, and premium neighborhoods.

North Naples continues to outperform many areas, driven by new luxury communities and continued migration into the region.

The appetite for exceptional properties simply hasn’t disappeared.

Condominiums Are Finding Their Rhythm Again

After several challenging years marked by reserve studies, insurance increases, and special assessments, the condominium market is beginning to stabilize.

Condo sales jumped nearly 28% in June, while pending sales continue to accelerate.

Buyers appear to have adjusted to Florida’s updated condominium regulations and are once again recognizing the value many Naples communities offer—particularly when properties are priced appropriately.

Well-maintained condos with realistic pricing continue to receive strong attention.

Pricing Remains Healthy

Despite buyers having more negotiating power than they did during the frenzy of 2021 and 2022, sellers are still achieving excellent results.

Homes sold for an average of 94.5% of their final asking price in June, demonstrating that well-priced homes continue to command strong offers.

This isn’t a market where sellers can simply name any price and expect multiple offers—but it is a market that consistently rewards thoughtful pricing and excellent presentation.

Ignore the Headlines—Follow the Data

You’ve probably seen reports suggesting Southwest Florida is experiencing a foreclosure crisis.

That’s simply not what we’re seeing here in Naples.

Foreclosures and short sales continue to represent well under 1% of all transactions this year, reinforcing what local professionals have been seeing firsthand: this is a healthy, balanced market—not a distressed one.

My Take

As we move into the second half of 2026, Naples remains one of the strongest luxury real estate markets in Florida.

Demand remains steady.

Inventory is tightening.

Values continue to hold.

And buyers are still choosing Naples for the same reasons they always have—an unmatched lifestyle, world-class amenities, beautiful beaches, exceptional golf, outstanding dining, and long-term value.
